The truth is, knowing your home's value is only one piece of the puzzle. The real question is understanding what you'll actually walk away with after selling—and whether that gives you enough to confidently purchase your next home.

"I need to have my house completely paid off before I can move."

Absolutely not.
A home does not have to be fully paid off to sell it. Most homeowners who place their homes on the market have a balance that they pay from the proceeds of the sale of the home at the closing table.

"My Zestimate tells me exactly how much money I'll make."

Your home's value tells you what your home may sell for.
Your net proceeds tell you what you may actually take home.
Here's why understanding your net proceeds matters more than an online estimate.
Let's say your home sells for $400,000.
That doesn't necessarily mean you'll walk away with $400,000.
Your mortgage payoff, closing costs, negotiated seller concessions, and other expenses are typically paid from the proceeds before you receive the remaining balance.
That's why two homeowners who sell for the same price can walk away with very different amounts.
That's why understanding your net proceeds is far more valuable than simply knowing your home's estimated value.
Before You Decide to Move, Ask Yourself:
✔ How much do I still owe?
✔ What is my home likely to sell for in today's market?
✔ What expenses will I pay when I sell?
✔ How much money will I actually receive?
✔ Will that allow me to comfortably purchase my next home?
One of my favorite reminders comes from the Book of Proverbs 24:3:
"By wisdom a house is built, and through understanding it is established."
Making your next move isn't about guessing or hoping for the best. It's about gaining the understanding you need to make wise decisions for your family and your future.
That's one of the reasons I believe real estate decisions should never be rushed. Wisdom comes from understanding your options before making your move.
