One of the biggest reasons homeowners delay moving isn't because they don't want a new home.

It's because they're afraid of ending up without one.

The thought of selling first, packing everything up, and wondering where your family will live can feel overwhelming.

If you've ever had that concern, you're not alone.

The good news is that homeowners have more options than they often realize.

Let's look at five of the most common strategies homeowners consider when buying and selling around the same time. Each comes with its own advantages and trade-offs, and the right strategy depends on your unique situation. Understanding your options is the first step toward making a confident decision.

 

Option 1: Sell Before You Buy

Benefits: Selling before you buy may allow you to make an offer without having to make it contingent on the sale of your current home. It also gives you a clearer understanding of your available proceeds before you begin shopping for your next home.

Things to consider: Selling your home before purchasing your next one gives you greater financial certainty, but it may also mean there is a gap between closings. If that happens, you'll want to have a plan in place for where you'll live while you continue your home search.

 

Option 2: Buy Before You Sell

Benefits: Buying your next home first may give you more time to find a home that best fits your needs, which may reduce the pressure of trying to find a home within a specific timeframe. It may also reduce the need to negotiate a post-closing temporary occupancy agreement, often called a leaseback.

Things to consider: Purchasing your next home before selling your current one may require additional financing or access to your existing equity. Depending on your financial situation, you could temporarily carry two mortgage payments or other loan obligations. Before choosing this option, it's important to understand how it could affect your monthly budget and long-term financial goals.

 

Option 3: Make Your Offer Contingent on Selling

 How it works: When you make an offer on your next home, you can include a contingency stating that the purchase depends on the successful sale of your current home. If your home doesn't sell within the agreed-upon timeframe, you may have the option to cancel the purchase without certain contractual penalties. While every situation is different, this strategy can help reduce financial risk, and in some cases both transactions can even close on the same day.

 

Option 4: Negotiate a Temporary Occupancy Agreement (Leaseback)

Sometimes the buyer may agree to let you remain in your home for a short period after closing. This arrangement, often called a leaseback or temporary occupancy agreement, gives you additional time to move into your next home. Depending on the agreement, there may be a daily or weekly cost, although in some situations it can be negotiated as part of the sale.

 

Option 5: Consider Short-Term Housing

Not ideal...

...but it's still a plan.

For some homeowners, a short-term rental, an extended-stay hotel, or even staying with family for a brief time can provide the flexibility needed to find the right home without feeling rushed. While it may not be your first choice, having a backup plan can make the entire moving process feel much less stressful.
